Real Estate and You.

Urban Canadian real estate has undergone a fundamental change that bears consideration as we go forward with our real estate plans...

When I became a realtor 24 years ago, the most important aspect of your home was as a place that you lived. Its day-to-day value was not that important as you would not be selling your "castle" tomorrow.

Fast forward to today...now it is the dollar value of the home that most seems to interest people. When I go into a Starbucks, I almost always hear multiple real estate conversations going on around me. When I go to a party, I now understand how the doctor feels when a client accosts him at a party and asks "Why is my elbow tender in this spot?".

This paradigm shift means that one is well advised to consider the likelihood of future value of a neighbourhood before considering it as "the next move".

Did you know that the increase in value that is created by living within a few hundred meters of a light rapid transit line has been calculated...."the mystery of real estate" is quickly being replaced by "the science of real estate".

I believe that the magic of real estate is a combination of the obvious required knowledge of the facts and figures WITH an ability to listen carefully enough to the client that the can understand what are the most important outcomes for the client. As many peolple have to move (up the real estate food chain) a few times, before arriving at something approximating their "dream home", choosing the area with the most promise possible is crucial.
